Our verification process
Every listing is prepared from information supplied by the owner, the owner's representative or the developer, and is checked against the documents we are given before it is published.

| Authority to market | Confirmation that the person instructing us is the owner, an authorised representative, or the appointed developer — supported by a title deed, developer letter or signed mandate. |
| RERA permit | Where a permit number is required for advertising a property, we record it against the listing before it goes live. |
| Key facts | Price, size, bedrooms, parking and status are reconciled against the supporting documents and the owner's written confirmation. |
| Photography | Images are reviewed to confirm they represent the actual property, and are not misleading about condition, view or finishes. |
| Availability | Listings are reviewed periodically with the owner. A listing remaining online is not a guarantee that the property is still available or the price unchanged. |
What we cannot guarantee
- Prices and availability change. A price shown is the asking price at the time of publishing, not an offer, and it can be withdrawn or revised without notice.
- Measurements are indicative. Sizes are usually provided by the owner or developer. Where a purchase decision depends on exact area, obtain an independent survey.
- Service charges and running costs are indicative. They come from the owner, developer or owners' association and can change.
- Some content is supplied by third parties. Where a description or image came from an owner or developer, we pass it on in good faith but cannot warrant every statement in it.
- Off-plan information changes. Completion dates, layouts, finishes and payment plans are the developer's and are governed by the sale and purchase agreement you sign with them.

Property listings on this website are subject to verification and, where applicable, RERA permits. Nothing on this website constitutes an offer, an invitation to treat, or a representation of fact on which you should rely. Before entering into any transaction you should:
- inspect the property yourself;
- obtain and read the title deed, permit and any sale and purchase agreement;
- confirm the permit number and the listing on the relevant official register;
- take independent legal, tax and financial advice.

Report something that looks wrong
If a listing looks inaccurate, out of date, duplicated, or if you believe it has been published without the owner's authority, please tell us. Include the listing reference or address and what you believe is incorrect.
Email info.real@itssiddiqui.com. We review reports promptly and will suspend a listing while we investigate if the concern is serious. You can also use the complaints and escalation route if you are not satisfied with our response.
Operational dependency:
this statement promises a verification process. That process must exist as a
written internal procedure before listings go live — a checklist, a named owner,
and evidence retained per listing. See docs/todo-client-input.md.
